Cancellations
If You have paid a Booking Deposit or the full amount of Your Booking:
If You cancel Your Booking within 48 hours of the scheduled check-in time of 15:30 on the date of arrival a charge equivalent to the cost of one night’s accommodation will be levied. If You need to cancel Your Booking more than 48 hours before the scheduled check In-time then we will make all reasonable efforts to re-let the accommodation, but if we are unable to do so you may still be liable for some or all of the cost of your booking.

We recommend you consider insuring against the possibility of cancellation.

Please note your deposit is not automatically refundable. Any refund we make to you will take account of any bank, credit or other charges we may have incurred in processing the transactions, and also an administration fee.

Is there any parking?
Yes. We have plenty free, private parking.

Where is the nearest pub? Can we walk there?
The nearest pub is 2 miles away (The Lindisfarne Inn). It involves walking alongside the A1 and we also have no street lights around here so it’s not advisable to walk.

What time is check-in?
3.30pm onwards. If you arrive before this time, there is no guarantee we will be there to welcome you so you may have to wait until check-in time.

What time is check-out?
Please leave rooms by no later than 10.30am

Is there secure storage for bikes?
Yes, we have secure, lockable storage for bikes.

Do you have WIFI?
We do have WIFI but it isn’t always reliable in the bedrooms. We have wired internet into the new Granary building for 2016, where the connection should be better. Please be aware that due to our rural location, our broadband connection is not superfast.

Can I walk to Holy Island from the farm?
Yes, people completing St. Cuthbert’s Way from Fenham do so. It is about 6 miles. It takes about 40 minutes to walk to the start of the causeway over the fields and then the road into the village along the causeway is 3 ½ miles long. However, it can be difficult to walk there and back trying to work around the tide times so you need to plan carefully, or take your car some of the way.

Do you serve evening meals?
We are hoping to offer a basic meal mainly for walkers and cyclists. They will have to be pre-ordered. We recommend planning your evening meal into your itinerary while out and about.

Do you do packed lunches?
We do packed lunches if they are pre-ordered. We need a few days’ notice as we are a long way from the shops. They cost £7 each.

Do you cater for special dietary requirements?
Yes, we are happy to cater for special diets but need prior notice.

Do we keep our own room key?
Once you have checked in, you keep the key which means you can come and go as you please. We need to be able to service the rooms between 10.15 and 1.15pm so please make a special arrangement with us if that’s not going to be possible. If we can’t access the room then, the room won’t be serviced.

What time is breakfast?
Breakfast is served between 7.45am and 9am. We ask you to write down the time you will be coming for breakfast the night before and also ask you to stagger the times as we cook your order fresh and it makes breakfast service smoother.
